Why we started
Chennai's property market didn't need another listing site — it needed one you could actually trust
Open classifieds sites let anyone post anything. A plot photographed once and sold three times over. A Patta that doesn't match the seller's name. A broker who takes an advance and stops answering calls. None of that shows up until a buyer is already committed — and in Tamil Nadu, an unclear land record can mean years of dispute, not a simple refund.
SAP Assets — Secure Assets and Properties — exists to move that check to the beginning, not the end. Before a single plot, apartment or villa reaches a buyer, we've already confirmed the ownership documents, the Encumbrance Certificate, and the identity of whoever is listing it. If something doesn't check out, it doesn't go live — simple as that.
That's still what every listing on this site goes through today: the same four-step process, the same written terms agreed before marketing begins, the same commission structure that only pays out on a closed, registered deal.

STEP 1
Document & Title Check
Before any property is published, our team reviews ownership documents, the encumbrance certificate, Patta records and RERA registration (where applicable). Anything that doesn't check out doesn't go live.
STEP 2
Owner / Realtor Identity Verified
Every lister — whether an individual landowner or a realtor — is verified in person or over a video call. We keep a record of who we're dealing with, so buyers know exactly who they're dealing with too.
STEP 3
Fair, Written Terms
Listing is free. Commission and the mandate period are agreed and documented upfront — before marketing begins, not after a buyer is found.
STEP 4
Supported Through to Registration
Our team coordinates site visits, buyer negotiations, and paperwork all the way through to a registered sale — not just an introduction.
What "SAP Verified" means — and doesn't mean: it means a listing passed our four-step process above, checked by our team on a specific date. It is not a legal title certificate and does not guarantee ownership or a dispute-free transaction.
