Buying property in Chennai

DTCP (Directorate of Town and Country Planning) approval confirms a plot has been laid out legally, with proper roads, drainage and civic infrastructure sanctioned by the government. An unapproved plot can face demolition, be denied a building permit, or be impossible to get a bank loan against. Every plot listed on SAP Assets has its DTCP/CMDA approval status checked before it goes live.

Both are layout approvals, just from different authorities depending on location. CMDA (Chennai Metropolitan Development Authority) approves layouts within the Chennai Metropolitan Area; DTCP approves layouts outside that boundary, in the wider Tamil Nadu region. Either is valid — what matters is that the plot has one of them, matching its location.

A Patta is the legal land ownership document issued by the Tamil Nadu government, recording who owns a piece of land. Before buying any plot or independent property, always confirm the seller's name matches the Patta, and that it's been updated after any previous sale. We verify Patta records as part of our document check.

An EC shows whether a property has any registered legal or financial liabilities — loans, mortgages, or disputes — over a chosen period, usually the last 13-30 years. It's issued by the Tamil Nadu Registration Department and can be applied for online via tnreginet.gov.in. A clean EC is one of the first things we check before verifying a listing.

RERA (Real Estate Regulatory Authority) registration is mandatory for most new residential and commercial projects above a certain size in Tamil Nadu, but generally does not apply to individual resale properties or small plot sales. Where RERA applies, we display the registration number on the listing.

At minimum: the parent/original sale deed, Patta and chitta records, latest Encumbrance Certificate, property tax receipts, approved building plan (for constructed properties), and — if applicable — society/association NOC. Our verification process checks these before a resale listing is published, but we always recommend your own lawyer reviews originals before registration.

Once documents are ready and both parties are present with ID proof, registration at the Sub-Registrar's office typically takes a single day. The overall process — from agreement to final registration — usually takes 2-6 weeks depending on loan approval, document readiness and buyer/seller availability. Our team calls within 24 hours to confirm details. We then verify ownership documents, title and RERA/DTCP status — this is what makes a SAP-listed property trustworthy to buyers. Once verified, it goes live on sapassets.in and starts reaching buyers from our Google Ads traffic.

Tell us during the verification call — we can often guide you on what's missing (e.g. an outdated EC, a Patta transfer that was never completed) and whether it can be resolved before listing. We'd rather flag a gap early than publish something buyers can't trust.

Verification & trust

It means the listing passed our four-step check: document and title verification, in-person or video identity verification of the owner/broker, written commission terms agreed upfront, and ongoing support through to registration. Unverified listings are never published.

Yes — a one-off listing for a single client can go through the free "List Your Property" form, same as an owner listing. The paid Channel Partner plans are for brokers who want to list multiple client properties on an ongoing basis.
