How SAP Assets Verifies Every Property Before It Goes Live

Every property listed on SAP Assets carries a status, but only some carry the green "SAP Verified" badge. The difference isn't cosmetic — it's driven directly by whether a specific, fixed checklist has actually been completed for that listing, not by how the listing looks or how recently it was added.

What "SAP Verified" actually requires

Behind every property record, our system tracks eight specific checklist items. The public badge only shows once every one of them is genuinely marked complete:

• Ownership verified — confirming who actually owns the property, not just who's listed as the contact.
• Encumbrance Certificate checked — reviewing the property's EC for registered claims against it.
• Patta / Chitta checked — for land, confirming the revenue record matches what's being sold.
• Layout / building approval verified — confirming whether the layout or building has genuine planning-authority approval (CMDA, DTCP, or the relevant local body), and recording what was actually found — including when the honest answer is "unapproved."
• RERA status recorded — set to either "Applicable & Verified" (for TNRERA-registered developments, with a real registration number on file) or "Not Applicable" (for resale properties, older buildings, or land not sold by a registered promoter — TNRERA registration doesn't apply to every kind of transaction).
• Owner identity verified — confirming the identity of whoever is actually authorised to sell.
• Site visit completed — someone from our team has physically been to the property, not just reviewed documents remotely.
• Last verification date recorded — every completed checklist has a real date attached, so "verified" isn't an open-ended claim with no timestamp.

Why an incomplete checklist means no badge — even for an otherwise good listing

Our system is built so that a property can't be marked "Verified" status while any one of those eight items is still incomplete — the check runs on save, every time, not just once. A listing with six of eight items done still shows as unverified publicly, with no badge, even if the missing two are just paperwork we haven't finished chasing yet. We'd rather show a property as "Verification In Progress" than badge something before every item is actually confirmed.

What this means for you as a buyer

The badge is a starting point, not a substitute for your own diligence. It tells you SAP Assets has completed a specific, fixed set of checks — it doesn't replace your own lawyer reviewing the sale agreement, or your own site visit before you commit money. Use it to filter out listings where basic verification hasn't even started, then do your own checks on top of it, the same way you would with a verified listing anywhere.
