What TNRERA actually regulates

TNRERA operates under the Real Estate (Regulation and Development) Act, 2016, covering Tamil Nadu and the Andaman & Nicobar Islands. Its stated registration requirement applies to real estate projects and real estate agents — a project must register if it has more than 8 proposed apartments or the land area exceeds 500 square metres.

That threshold matters: a very small building genuinely can fall outside mandatory registration. Registration status alone isn't the whole verification — but for anything above that threshold, a missing registration number is a real gap you should ask about directly, not something to explain away.

Beyond confirming a project is registered at all, the portal's project record typically shows the promoter's other registered projects (past and ongoing) and any orders or penalties TNRERA has issued against that promoter. A promoter with an unusual pattern of withdrawn, rejected, or penalised projects is worth researching further before you commit — that information sits in the same public record, not hidden behind a paywall.

What to actually do before you buy

  • Search the project by name and registration number — confirm they match what's on the promoter's own marketing material and sale agreement draft.
  • Search the promoter's name separately to see their full project history, not just the one you're being shown.
  • If you're dealing with an agent, verify their registration in the separate agent registry.
  • If the project is below TNRERA's registration threshold, ask the promoter directly why — and get that answer in writing, not just verbally.

A registration number that checks out on the official portal is a real, verifiable fact. A registration number a broker reads out to you over a phone call is not — always confirm it yourself on the portal before you rely on it.
